Can you make better use of the rooms in your home?

If you are find that you are struggling for space in your home but do not have the option to extend or don’t want to move then you need to try and find cleaver ways in which you can make the most of the room you have available.

When you start to look around your home, you may start to notice areas that are essentially wasted. It may be that you have a spare room that has become a bit of a dumping ground or you may have two bathrooms, when you only ever use the one. If this is the case then you may be able to add that much needed room to your home with just a bit of sorting out and basic DIY. Some bigger changes such as removing a bathroom may require a qualified tradesman to help ensure that it is done correctly.

Before you make any big chances to the house, you need to consider if it will have an effect on the value of the home. If you are not planning on moving for a long time, then this may not be a concern for you, but it is worth investigation as removing a bedroom or bathroom could knock thousands off your sale price.

What’s the deal with shared ownership homes?

If you are currently considering buying your first home then you may be shocked to see how much money you need upfront just to get your foot on the ladder. Most couples look to buy a two or three bedroom home ready for if they want to start a family but this can cost in excess of two hundred thousand pounds. It may be that although you can pay the rent, on paper you do not earn that much so although you know you could afford a mortgage, they simply will not lend you the money. If this is the case then you may need to start looking in to other options.

One of these options is to buy a shared ownership house. A shared ownership property allows you to purchase a percentage of it and rent the rest. It is often owned by a housing association or private company. You will pay your rent to them and they remained will go towards your mortgage. Buying part of a property allows you to get your foot on the ladder as you will not need to borrow as much or will you need as big a deposit as you would if you were buying normally off the open market.

Is your bathroom fit for purpose?

A bathroom is actually a very important part of the home but despite this, it can become neglected and often not much is done with it for years.

If you or family members have any physical limitations then you may struggle to use a bathroom that has not been designed with this in mind. As you get older you may find that you struggle to get in and out of the bath or that the sink is too low down for you to use. All of these factors can make using the bathroom not only awkward but also possibly unsafe.

When designing an accessible bathroom, you need to carefully consider the space you have and how you are going to lay out all the facilities in the room to give enough room for them to be used by everyone. If you have two bathrooms you may decide to only have a bath in one of them and have a shower in the other. If no one in your household tends to like having baths then you may decide to invest in decent shower facilities instead.

A wet room is a great idea as you do not have to factor in the space for a bath or a shower cubical. The whole room can be tiled and drainage installed to allow a shower to be fitted to the room.

How to decorate a room in your home

From time-to-time rooms can look worn out and in desperate need of a bit of a makeover. When you decide to do a makeover of one of the rooms in your house you need to decide exactly what you are going to do. Often things need to be done in a certain order so it is important to know what changes you want to make before you start. If you do not want to spend much on the room then a coat of paint on the walls and ceiling and fresh coat of gloss on the woodwork really can transform the room. This can often be done for less than £50.

If you have a kitchen that is not functional or a bedroom that lacks storage space then you may decide to go one step further and have fitted furniture made and installed. If you chose fitted furniture it will be made to the exact dimensions of your room. This means that there should be no wasted space and therefore you can fit in more of what you need. This will of course cost a lot more but is often what is needed if you really want to make your home practical and also aesthetically pleasing.

Is it worth spending money on a rented property?

If you are current king living in rented accommodation you at wondered whether it is worth spending money on decorating and doing it up. It may be that this accommodation is only temporary and so you don’t want to spend any money on it as you won’t be there in 6 months time, but if you are on a long term let and have no plans to move soon then you may want to consider doing it up. Some rented properties can be quite dated and the landlord may not do it up before they come to let it out. Although th house should be liveable, it may very well not be to your taste but often the landlord won’t fork out on redecorating if there is nothing really wrong with the old decor(looking dated often isn’t a good enough reason for them to change it).

You could however approach the landlord or letting agent and ask them if you are able to make changes to the property such as painting abs wallpapering. They may want to know exactly what you are planning on doing in there first and even what colours you are going to be using. Some landlords say you are fine to decorate it however you like as long as afterwards it can all be  put back to magnolia.
